Lien Letter Requests
Notice of Lien Letter Fee Increase: Please be advised that, pursuant to a recently adopted City ordinance, the fee for lien letters will increase to $40.00, effective February 14, 2026. Requests submitted on or after February 14 will be subject to the updated fee.
The City Clerk’s office provides a certified statement detailing liens owed to the City on any property within our municipal boundaries. This service is most requested by closing attorneys, banks, or other entities during property sales or refinancing processes.
The City of Atlantic Beach utilizes an online submission and tracking portal for lien research requests. This research includes a review of open code enforcement cases, open liens, and open permits associated with the property.
Please note that outstanding utility fees (water, sewer, garbage, recycle, and stormwater) are not included in lien search letters, as these fees are tied to the individual, not the property. For information regarding outstanding utility fees, please contact Customer Service directly at customerservice@coab.us.
The cost of each lien letter is $10 and is non-refundable. Once your submission is received, a Customer Service Representative will contact you for payment unless you specify that payment will be made via check.
After submitting your request, you will receive a tracking number and security key. Once the research is complete and payment is processed, you can access your documents securely through the online portal using your provided tracking number and security key.

Lien letter requests are processed in the order they are received. Please allow a minimum of 7 business days for processing after payment is received. Note that no rush or expedited services are available.
